Job Description

Kirlin Carolina is a large scale commercial mechanical and plumbing contractor in the Raleigh/Durham area, with branch offices in SC, specializing in hospitals, R&D, plan & spec and design build. We self-perform HVAC piping, plumbing, and the installation of equipment associated with our projects throughout North and South Carolina.  Our projects range from $1 MM to $30 MM mechanical contract value.

We are currently looking for a Project Executive to join Kirlin Carolinas, LLC in Charlotte, NC.

Position Overview

The Project Executive is accountable for leading and supporting the project team(s) to successfully deliver one large, or multiple small, complex construction projects; for developing collaborative relationships with customers, subcontractors and vendors to ensure successful delivery of the project(s); for providing overall risk management of their project(s) and for developing new business to support achievement of the Company’s growth objectives.

The Project Executive candidate must be able to demonstrate experience on the following key responsibilities and core competencies.

Essential Job Duties and Responsibilities

  • Safety
    • Understand, endorse, reinforce and support implementation and delivery of the Corporate safety program, including supporting the project team in developing the project specific safety plans.
    • Ensure the project team implements and performs the requisite daily, weekly, and monthly safety activities.
    • Ensure incidents are managed effectively with support from the Corporate Safety Director, Director of Risk Management and Division leadership.
  • Leadership
    • Develop collaborative relationships with Project Customers, Subcontractors and Vendors to ensure project success.
    • Lead one, or multiple, project teams through execution of the project(s) from project estimate and award to project completion.
    • Demonstrate sound decision making, factoring in all aspects of the business (safety, quality, cost, schedule, risk, cash flow, profit and customer satisfaction).
    • Display a positive attitude and maintains composure even in times of crisis.
    • Demonstrate the ability to find solutions and remove barriers to ensure project success while maintaining a collaborative mindset and compliance with Company policies.
    • Empower project teams to employ effective decision making at the right levels of the organization to prevent and limit “funneling” and “top-down only” decision making.
    • Drive accountability throughout the project team and through the support organizations to ensure all aspects of the project are successful (safety, quality, cost, schedule, risk, cash flow, profit and customer satisfaction).
    • Motivate and hold the project team accountable to develop the project plan, execute the project plan, and measure the performance to provide early identification and resolution of issues.
    • Mentor and develop project teams to ensure talent retention and growth within the Company; including effective matching of talent to project assignments.
    • Demonstrate the ability to function in fast paced, high demand and ever changing environment.
  • New Business Development
    • Understand the affect project execution and safety performance has on the Company’s ability to win new business and owns the accountability to manage the project and team successfully.
    • Utilize the successful project execution and collaborative relationships with project Customers, Subcontractors and Vendors to identify new opportunities for the Company.
    • Actively participates in community and industry activities professionally representing and promoting the Company.
    • Understand and participate in the business development discussions and supports strategy development on target projects.
  • Project Delivery
    • Accountable for leading project and support teams in all phases of project delivery, including, but not limited to: estimating and budgeting; planning and scope definition; coordination; fabrication; subcontract management; material and equipment procurement; cost management; schedule management; risk management; invoicing and collections; and project closeout.
    • Ensure effective transition of activities between various phases of the project, including but not limited to: estimate to budget development to extraction and pre-fabrication to coordination, BIM and pre-construction to field construction.
    • Ensure project teams are properly staffed and are effectively managing all aspects of the project (safety, quality, cost, schedule, risk, cash flow, profit and customer satisfaction).
    • Works closely with the Labor Manager to ensure projects are appropriately staffed with qualified labor and subcontractors. Ensures appropriate measures are taken to achieve Customer and Company goals for minority, women and small business enterprises (MWSBE).
    • Oversee and support the project team’s effective management of change orders including, but not limited to: early identification of changes, clear communication and timely submittal of changes to affected parties; effective negotiation and close out of change orders to ensure achievement of CIE (cost in excess) and BIE (billings in excess) goals.
    • Acknowledge and clearly articulate to Division leadership any issues and solutions if/when a project deviates from plan.
    • Lead the project team to effectively identify the project risk and manages the risks throughout closure or elimination of the risk.
    • Ensures the Company and Division level processes are implemented and policies are adhered to, including, but not limited to: safety management, cost and schedule management; monthly reporting, cash flow management - including PCO cycle time, and the Project Executive’s project(s) contribution to the profitability of the Division.

Qualification Requirements

    • Must be capable of handling large complex projects and comfortable working with multi-discipline organizations.
    • Must be capable of effectively operating in both a professional office environment and on project construction sites.
    • Ability to read, analyze and interpret documents - including blue prints.
    • Ability to write, plan, coordinate and make presentations to individuals and groups.
    • Strong written and oral communication skills.
    • Ability to apply principles of logical thinking to a wide range of problems. Ability to define problems, establish facts, draw valid conclusions and make sound recommendations.
    • Must have, or obtain, OSHA certification.
    • Knowledge of Construction Industry, HVAC, Mechanical, Plumbing, Fire Protection Industry Codes.
    • Extensive P6, Microsoft Project, Scheduling, ViewPoint, ProCore, BIM, and REVIT software Experience.
    • Must have experience using MS Office (Word, Excel and PowerPoint).
    • Bachelor’s Degree in Engineering (preferably Mechanical).
    • Minimum of 15 years of experience and at least five years’ experience as a Senior Project Manager with a General Contracting or Design Build Construction, Fabrication and Engineering organization.
