Job Description

  Kirlin Builders, LLC was originally formed in 1994 to provide services to our nation's aging military medical facilities through design/build renovation, repair and related construction services. They have since expanded its expertise to provide a full spectrum of design/build and construction management services. They have also established a national reputation for its renovation of medical research facilities and laboratories – which includes construction of specialized containment laboratories up to Bio-Safety Level Four. We are looking for a Mid-Level Estimator in our Rockville Maryland Corporate office. This candidate will support the bidding process by development and preparation of cost estimates for construction projects and services as assigned. They will also support the Pre-Construction Department with process development and implementation. Reports to the Chief Estimator.

Job Duties and Responsibilities:

  • Prepares cost estimates and bid documents for construction projects or services that are reviewed by management before proposal submission.
  • Obtains comparative quotations for materials and subcontractor services.
  • Compares subcontractor proposals with required project scope.
  • Assembles bid files including all development information that was utilized in preparation of the estimates.
  • Prepares In House Estimate as required for missing trade contractors. Develop appropriate contingencies.
  • Coordinates all sub costs, KB management, general conditions to ensure complete project estimate.
  • Develops RFI's and Clarifications to ensure adequate scope and subcontractor coverage.
  • Understands Technical Portion of proposals to ensure all costs are calculated. Maintain tracking log of bid information regularly. 
  • Scopes projects and coordinate with local construction team and selects subcontractors with local construction team input.
  • Reviews Invitation to Bid (ITB) for all bids and follows up with subcontractors to ensure complete coverage of trades (onsite assistance available).


  • Bachelor’s degree in a related field is desired, but not an absolute requirement.
  • 3-5 years in estimating role or previous field construction work with a strong desire to learn.
  • Familiar with standard concepts, practices, and procedures within the particular field.
  • Ability to interpret construction documents (plans & specifications).
  • Be able to obtain government badges for projects KB is currently supporting, US Citizenship required.
